En-bloc rules changes – amendments to LT(S)A

Proposed – Amendment bill to Land Titles (Strata) Act.
Purpose -
- Address the role of the Strata Titles Board,
- Balance the interest of property owners and
- Streamline the collective sale process
Details -
2 years restriction period after a failed en-bloc attempt
- Within these 2 years, 1st re-attempt require at least 50% approval to convene Extraordinary General Meeting (EOGM)
- Subsequent re-attempts within the 2-year period will require at least 80%
Strata Titles Board
- empowered to issue a “stop order” to cease mediation – faster for owners to proceed to Court
- maximum time period spent on mediation will be set at 60 days
Sales Committee
- Sales Committee members to declare the “extent of ownership”
