UOL is going to preview Waterbank at Dakota this week.
Prices for these first batch of 200 units to be launched have been estimated at around $1,000 to $1,300 psf. Next door neighbour condo is Dakota Residences, recent transactions are approximately $950 to $1,000psf.
Waterbank at Dakota is located near Dakota MRT Station (part of Circle Line MRT scheduled to be open 17th April 2010), and is estimated to be completed by 2014.
The 99-year leasehold condo has 616 units altogether, 8 blocks altogether, going up as high as 20 storeys, 1 to 4 bedroom configurations available, sizes ranging from about 500sqft to 1981sqft for 4-bedroom apartment. The penthouse is almost 3000sqft and these built-in sizes could all be “real usable space” (exclude planter boxes and bay windows) because of 2009’s ruling which scrapped the exemption of these features from Gross Floor Area (GFA).
Located just 6 MRT stations apart from Dhoby Ghaut MRT, Dakota MRT Station also links up to the East-West MRT line through Paya Lebar MRT station which is 1 station away. It’s 4 stations apart from Serangoon MRT interchange (change onto North-East line) and 6 stations apart from Bishan MRT interchange (change on North-South line).

UOL has always maintained pretty good quality in their finishings, we think this project should be quite popular among investors and home-occupiers. The site layout seems to use the land well and possibly allow for good views and there’s still privacy. The apartment sizes make sense (catered to humans and not mice). The location is actually quite good, with good food, amenities, schools and probably just 10 to 15 minutes drive towards CBD area?
The view south-wards and east-wards are unblocked because of river and the landed estates at the Goodman and Wareham area. West-wards, say hello to your friends at Dakota Residences (and thank them for blocking out the afternoon sun for you). North-wards, the nearby HDB block looks to be around 12 to 15 storeys high (we didn’t go down to check … only peeped through Google Street View).
